1-3 Sussex Place will deliver 291 purpose-built student bedrooms, comprising 147 cluster apartments and 144 studios, with 35% of the accommodation provided at affordable rents.

Situated immediately adjacent to Hammersmith station, one of London’s best-connected transport hubs, the new PBSA development will offer students exceptional access to universities and colleges across the capital, with almost 200,000 full-time students within a 45-minute commute.

The approved plans will reinvigorate a strategically located site, creating a best-in-class student accommodation scheme that responds to the increasing demand for high-quality housing for London’s student population. The brownfield site will be transformed through the delivery of a 14-storey PBSA building, sensitively designed by WGP Architects to blend into the character of the area.

Realising the project requires the demolition of a tired 1980s office block, previously home to PolyGram, the music label.

No records are available for the substructure of the existing building, which is presumed to be piled. A strategic approach was taken to use a piled raft solution, avoiding the risk of a Gateway 2 resubmission should the new piles clash with existing piles whose positions cannot be known until after demolition.
